House sales now require* confirmation that the sewage system meets The General Binding Rules, or an agreement with the Environment Agency that a satisfactory solution is in place. Our survey will provide you with a report which, either confirms this or highlights the work required to meet the standards.
FPS Ltd do not install tanks, nor do we want you to change your current tank emptying contractor, and we will not instruct you to carry out remedial works that are unnecessary. From us you will receive an unbiased report which deals only in the facts. We can supply a range of treatmnet plant options if you want to install the system your self.
Even if you're not moving its good to make sure you are operating the system within the law and not polluting any ground water or water courses. It may be that with a few simple changes you can increase the life of the system or indeed discover that you are emptying the tank too often or maybe not often enough, either way it is your system and you may as well make it work as well as possible for you and your family.
*In certain circumstances an agreement between the vendor and the purchaser that; the system does not currently comply (and that this is accepted) is possible. These circumstances are rare and are usually when the property is in need of renovation or the purchaser intends to significantly alter the property. It is not a way round your obligation and most purchasers will only agree to this if they can get a discount or it makes practical sense for them to carry out the work.
Martyn is our SuDS expert and he is passionate about designing and the most efficient Surface water system for any project. The design will often save you money on the hardware and will definitely improve the ecology in the environment around the development as well as off site, down-stream.
Sustainable drainage is just that: A low maintenance, well designed solution for the long term that can enhance your property with simple drainage features. Whether it is a retro fit solution or a new build project. We work on residential and commercial properties, from single dwellings to industrial estates. No gimmicks, just practical solutions. The calculations can be complex but with a little thought to the end result we can offer you simple solutions with long lasting effects. From simple soak-aways or species lists for a planted rain garden, right through to parking attenuation or complete estate drainage networks, there are simple cost effective solutions for most situations.
If you currently have flooding issues, then there is a good chance that we can help you to implement really simple measures that massively reduce the impact and could potentially save thousands of pounds from flood damage.

We specialise in soak away testing, hence the company name, and our friendly and safety conscious team travel to any location in England Scotland or Wales to carry out testing. We use a network of reliable sources for machines and operatives across the UK, a network which we have built up over 20 years of being involved in ground works, plant machinery and percolation testing. We are the most cost effective support for your site and can provide as much or as little support as you require, from choosing the exact testing locations, right through to design services once you have the data. Just call and we can provide you with a no obligation quote. We follow the BRE 365 testing guidance to the letter and record the data accurately and present the results to you in a comprehensive usable format. Any designs we offer are economical and precise, supplied in CAD or pdf format.
Choosing the best Sewage treatment plant to install is difficult when you don't have experience of how different tanks work or what their running costs are. Of course, it is true that individual manufacturers will tell you that they have a treatment plant in their range to suit your needs and they may well have, however, it may be that there is a tank from a different supplier that is more suited to your application. We calculate the volume you need to treat and examine the site to identify if there are there any site constrains. We then supply you with an informed choice (or choices) of tank and you are free to go in the market looking for specific makes and models. This service will save you time and money but more importantly, get the correct tank.
There are 6 operationally different package sewage treatment plants to choose from;
Activated Sludge Plant
Sequential Batch Reactor
Fixed Bed Bioreactor
Moving Bed Bioreactor
Rotating Biological Contactor or Rotating Disc System
and finally, Non Electric options.
All have their place, some are more common than others.
If you are unsure of where to start just give us a call and we can help. It may be that no matter what you do, you simply cannot comply with The General binding rules. If this is the case we can manage the situation for you by providing the best compromise and presenting it to the Environment agency for approval.
Percolation tests are carried out to determine if ground conditions are suitable for the use of a soak-away to disperse surface or foul water. Three Trial Pits are usually excavated and a 300 x 300 x 300mm deep test hole is formed at an estimated invert level. For foul water, two markers are inserted into the sides of the 300mm³ excavations at set distances. The 300mm excavation is then filled with water and once the water level reaches the first marker the timer is started in order to time the fall of water level until the second marker is visible. This is repeated in each of the 3 trial pits. For Surface Water the test differs in the recording method as the way the required area is calculated is very different. Surface water soak-away areas are calculated by the soil infiltration rate (f) related to the value Vp derived from the test by the equation:
f = 10-3
3Vp
The storage volume is calculated so that over the duration of the storm it is sufficient to contain the difference between the inflow and the outflow volume. The inflow volume is calculated from the rainfall depth and the area drained. The outflow volume (O) is calculated from the equation: O=as50 X f x D. Where as50 is the area of the side of the storage volume when filled to 50% of its effective depth and D is the duration of the storm in minutes.
It is also good to establish the water table level as this will help design the most efficient and economical soak-away at the design stage.
This is all about certainty. Natural England now require certainty around plans and apparatus to ensure that there is no net increase in nutrients. This is to protect habitats and sets out how the development will ensure that there is no adverse affect (on the local habitat) brought about the the development. Nutrient sources must be below the environmental capacity to cope and this requirement covers all types of over night accommodation. Nutrient pollution is usually identified as a problem for our freshwater habitats including rivers and streams as well as estuaries. Increased levels of nitrogen and phosphorus often speed up the growth of certain plants, disrupting natural processes and impacting wildlife. Upsetting the local ecological balance can have devastating long term impacts on eco systems and damages water dependent sites by harming the plants and wildlife. This is cause by affecting the oxygen carrying capacity of the water. In technical terms, it can put sites in an ‘unfavourable condition’.
The main source of excess nutrients is usually site specific and predominantly originates from wastewater treatment works as well as agricultural pollution. We offer assistance to mitigate these issues by advising on a vast range of products from many different manufacturers. We can advise, specify, design and manage the final result, using your chosen contractor, to ensure that Natural England have the certainty that they now require. No ethical developer wants to create pollution, our aim is to enable that for you.
